Design & Drawings:

Structure
- RCC framed Structure in M20/M25 grade concrete in 20mm & 40mm Aggregates or as advised in the RCC Design Mix as per the Structural Designer, Height of each floor shall be 10;0”. Cement – Coromandal, Steel – I steel or Tata Steel – steel package assumed as 2.90kg/ Sft.
- Plinth level will be provided at a height of 3 feet and above existing ground level.
- Internal plastering 1:6 Cement Mortar, External Plastering 1:5 Cement mortar, Ceiling plastering 1:4 Cement Mortar, thickness of plastering 15mm.
- PVC mesh shall be used near beam, column and masonry will junction and at the Chasing for Electrical Conduits.
- Loft will be provided in Bed and Kitchen.

Door & Windows
- Main door – 1st Quality African Teak wood of 5” x 4” and thickness of door 32mm size of opening 3’6”x7’0” with S.S. Coated brass fittings and Main door lock in Godrej or Europa Make.
- Internal doors shall be 32 mm thick Flush doors of size 3’0”x7’0”, frame in African Teak wood in 2nd Quality with S.S. Carpentry fittings.
- Bathroom doors shall be in 32mm thick in WPC doors with standard fittings in Stainless steel and frame shall be 4”x2.5” in WPC materials
- Windows- UPVC in German make in plain glass with mosquito mesh and grille in 12mm M.S.rods in maximum 125 spacing, Puja room door in African Teak in 1st Quality 5”x3” with bell provisions.
Flooring
- Living and Dining room flooring shall be in 4’-0” x 2’-0” Tiles of Granite. Other rooms and Kitchen flooring 2’-0” x 2’-0” vitrified tiles, staircase flooring in Sadarhalli Grey Granite. Parking, Balcony and Open area flooring shall be in Anti – skid tiles, 4” skirting for respective floorings.
- Wall dado will be in 4’-0” x 2’-0” or 2’-0”x 1’-6” ceramic tiles will be fixed with tile adhesive joints shall be cleaned thoroughly and grouted with Cerabond or equal grouting material.
- Indian/Italian Marble flooring if needed the cost of cutting, laying, polishing, nosing, chamfering will be extra.
Kitchen
- One kitchen will be provided in every dwelling unit, Ceramic wall tiles will be provided up to window lintel level, tiles in the size of 2’-0”x1’-6”
- Kitchen counter top width will be in 2’-0” in 18mm granite, Double layer nosing at the edge in the front has been included with polishing.
- Single Bowl Stainless Steel Kitchen Sink in Franke or equivalent with Kitchen faucet along with accessories of Jaguar or equivalent make
- Provision shall be made for One Inlet near Kitchen Sink for the R.O.
- Provision shall be made for One Inlet and One out let for Washing Machine in the Utility or Balcony
- Provision for Exhaust Fan is provided.
Bathroom
- Bathroom Ceramic wall tiles of size 1’-6”x1’-0” or 2’-0”x1’-6” will be provided up to 7’-0” height.
- Bathroom flooring – Anti-skid tiles of size 2’-0”x1’-6” or 1’-0”x1’-0” will be layed over Cement Mortar.
- Spacer joints shall be provided in the floor tiles and wall dado tiles. Grouting shall be of cementitious grout of Cerabond or equivalent.
- Sanitary ware fittings and C.P. fittings will be in Jaguar or equivalent make of One No. Floor mount or Wall mount EWC, Health faucet, Wash basin and Divertor with Telephone and Overhead shower.
Plumbing
- Sewer line connection to the main drain line in Finolex 4” PVC pipe line will be provided.
- External pipes shall be fixed on Special clamps.
- 5” PVC pipe in Finolex make shall be provided for Rain water drains from open terrace up to Rain water harvesting system.
- Water line shall be provided with Finolex or equivalent CPVC pipe for Concealed pipe line works.
- Water line from Over head tank to Bathrooms and Kitchen inlets with Upvc pipe of Finolex or equivalent.
Electrical:
- All wiring shall be done with fire proof wires of Finolex FR or equivalent.
- Switches and Sockets and other Electrical accessories shall be in Legrand brand.
- The Electrical points shall be provided as per the following distribution for Living/Dining/Bed room shall be provided with 2 Nos. fan Point, 4 Nos Light points, 4 Nos 5Amp switch and socket and 1 No TV Cable point.
- Other rooms shall be provided with 3 Nos of Light points 1 No of fan point, 4 Nos of 5 Amp switch and socket in the TV/Study or dressing room. 1 No 16 A Switch and Socket for A/C.
- In Kitchen 2 Nos of light point , 5 Nos of 5/16A shall be provided and 1 No Switch and Socket for Fridge.
- 1 No calling bell shall be provided and Bathroom shall be provided with 2 Nos of light point, 1 No of 16A point shall be provided for Water Heater.
- One earthing shall be provided and Main Panel Board shall be provided.
- Internet point shall be provided in Living, Bedrooms and TV points shall be provided in Living and Bedrooms.
- 1 No EV Charging point shall be provided in Car parking or Car Portico.
Painting
- The Interior wall and Ceiling shall be provided with 2 Coats Birla White Putty, 1 Coat of Primer and 2 Coats of Royale Luxury Emulsion in Asian Paints. The choice of colors are restricted to up to 2 in a room and up to over all 6 colors choices.
- The Exterior shall be painted with one coat of Asian Primer and Two coats of Apex Ultima Exterior Emulsion paint or equivalent.
- All M.S steel grilles and railings shall be painted with an anti-corrosion coat with a final coat of enamel paint of desired colour.
Miscellaneous
- A concrete Over Head Tank of size of 3000 lts shall be provided with 9” thick at cost of Rs. 35 per litre. with 2’-0” x 2’-0” in FRP man hole door open on top slab.
- A Concrete Sump with 4.5” Brick work and 4.5” Concrete wall shall be provided at a cost of Rs.45 per litre. with capacity of 6000 litres. with 2’-0”x2’-0” FRP man hole door open.
- A Simple design Stainless steel hand railing of SS grade 304 shall be provided for Stair case from Ground floor to Open terrace with 8mm toughned glass.
- A Compound wall shall be provided at a cost of Rs. 2600 per Rft up to a height of 5’-0” from the existing ground level in Pile Foundation and column extended from pile foundation up to a height of 5’-0” with Tie beam, brickwork in 4.5”thick, plastering with painting.
- Main Gate shall be in Stainless steel in SS 304 Grade at a Cost of Rs. 1200/- per sqft.
- Balcony and Utility railings in SS 304 grade steel shall be provided wherever necessary.
- A bore well of 6” size will be provided at a Cost of Rs. 750/- per Rft including Motor, pipe line and electrical wiring.
- Elevation will be charged as per requirements
- Anti-Termites treatment shall be provided in foundation and flooring stages.
- If external stairs needed shall be charged extra.
- Puja room door shall be provided in 1st Class Teak wood and will be charged extra.
- Copper pipe provision shall be fixed for gas connection and same will be charged extra.
- All construction work comes with a one year warranty limited to 1% of the Contract Value. The date ofstart of warranty is the date of project completion including snags as entered in the Hand Over letter.
- Any work additional work to the scope mentioned above shall be chargeable.

- Wherever such additional work is not described in this specifications shall be quoted in writing and accepted by the client.
- All power and water for construction to be provided by the client at free of cost.
